Sydney hotels shine as Perth gets first Ashes boost

As the business events season wound down, capital city hotels recorded generally softer results during November 2025 with Sydney outperforming the rest of the states in all three metrics: hotel occupancy, average daily room rate (ADR) and revenue per available room (RevPAR).

Sydney recorded 90.4 per cent occupancy across the period, up 4.1 per cent on the previous year with ADR up 7.8 per cent to $326.97 and RevPAR up more than 12 per cent to $295.60.

Among other major cities, Perth staged the first cricket match of the Ashes from November 21 and saw significant increases in ADR, up 20.3 per cent to $295.22, and RevPAR up 24.4 per cent to $265.44. Occupancy across the month was 89.9 per cent, up 3.4 per cent year-on-year.

Brisbane has generally performed strongly across 2025, but it dipped four per cent in occupancy to 78.1 per cent with ADR of $256.57 and was down two percent on RevPAR to $200.30.

The Queensland Hotels Association commented on the impact of Brisbane hosting the Australian PGA Championship, which it said “delivered the most significant year-on-year gains” also noting the city had multiple mid-week peaks above 88 per cent, “highlighting Brisbane’s dependence and ability to generate strong performance when anchored by major business, entertainment and sporting events”.

Melbourne’s performance continues to reflect its over-supply of hotel rooms, but it did record increases across all three metrics – 82.6 per cent occupancy, up 4.9 per cent year-on-year, ADR of $243.47, up 3.6 per cent, and RevPAR of $201.05, up 8.6 per cent.

However, it was outperformed by Adelaide’s average occupancy of 84.4 per cent, up 3.9 per cent, ADR up 11 per cent to $250.58 and RevPAR of $211.50, a 15.3 per cent increase on November 2024.

One standout result that did not have the benefit of the Ashes was Hobart that saw increases across the board compared with November 2024. Occupancy rose 5.6 per cent to 86.9 per cent, ranked third nationally, with ADR pf $238.67, up 8.3 per cent and RevPAR of $207.41, a 14.4 per cent jump.

With the Accommodation Australia report for November arriving after the final micenet newsletter for 2025, industry eyes will be on the December hotel performance report due later this month.

It is expected to show a boost for the hotel sector from major events, including the remaining four Ashes Tests, which also incorporate some corporate events, and the impact of leisure over the holiday period.
