The 27-storey, 251-key Hilton Adelaide East End is set to be built at 299 Pirie Street, with an opening date slated for 2031.
The announcement of the new East End hotel follows the news early last year that the Hilton brand would disappear from Adelaide, with Amora Hotels and Resorts purchasing the 377-room hotel that currently operates as a Hilton. The transition from Hilton to the Amora brand is set to take place on July 1, 2026.
The upcoming new-build Hilton hotel, which will offer 303m2 of event space, is set to be managed by the young Australian independent hotel management company Trilogy Hotels, which has been steadily accruing properties for its portfolio since launching in late 2023.
“The return of Hilton to Adelaide is both a symbolic and strategic milestone,” said Hilton Australasia’s director of development, Tushar Raniga.
“This project allows us to reintroduce Hilton Hotels & Resorts as a modern, design-led flagship aligned with Adelaide’s growth and evolving skyline.
“Auriga’s vision and the site’s exceptional location make this an ideal opportunity to re-establish Hilton’s presence in South Australia in partnership with Trilogy Hotels.”
The hotel is to be part of a mixed-use development called Arcadia owned by Auriga Investment Group.
“For more than four decades, Hilton has played a defining role in Adelaide’s hospitality landscape, and Auriga is honoured to be part of its rebirth,” said Auriga Investment Group director, Eric Luk.
“Arcadia was conceived as a place where community, design and city life come together – a precinct that blends a new residential neighbourhood with a flagship Hilton hotel.
“Together, they will create a destination that draws locals back into the CBD and supports the year‑round calendar of events that make Adelaide unique.
“This is a long‑term investment in the city’s future, and we are committed to delivering a precinct that elevates Adelaide for generations to come.”
Guest rooms at the Hilton Adelaide East End will start at 31m2 and range right up to 140m2. The hotel will also offer a recreation deck and several food and beverage outlets, alongside meeting space.
Trilogy Hotels CEO, Scott Boyes, said his company was “honoured” to win the management contract for the new Hilton.
“Every great city needs a Hilton hotel,” said Boyes.
“This landmark project underscores Trilogy’s dedication to maximising performance for hotel owners while creating memorable stays for our guests.
“By combining Trilogy’s local expertise and disciplined operations, along with Hilton’s powerful loyalty program, the hotel will set a new benchmark for quality and service in Adelaide.”
