New hotel planned for Southbank skyscraper
Melbourne’s Southbank precinct is set to gain a new hotel adjacent to the Crown casino complex overlooking the Yarra River and the CBD.

As part of a $450 million residential development, to be known as One Queens Bridge, local developers PDG plan to incorporate a 181-key hotel in a 71-storey skyscraper.

The precinct already features skyscrapers including the tallest residential building in Australia, the 318m Australia 108 and the 297m Eureka Tower.

The site, which includes the location of one of Melbourne’s original hotels, the Falls Bridge Hotel built in 1889, was later renamed the Queens Bridge Hotel. The developers plan to retain the façade of the hotel and build the skyscraper around it.

The official address is 1-29 Queens Bridge Street and includes a range of low-rise buildings originally acquired by Crown Resorts for another hotel tower planned to add to the three accommodation options at the casino complex across the street.

After James Packer sold Crown’s properties in Melbourne, Perth and Sydney to global private equity firm Blackstone, the Southbank site was one of the assets liquidated in 2024 for a reported $85 million.

PDG’s current planning application seeks to increase the number of apartments to 637, comprising one, two, three and four-bedrooms options, plus five penthouses.

Also included is more than 2,700m2 of office space, and about 1,700m2 of retail space in addition to the hotel.

Amenities on-site include parking for more than 500 cars, an indoor lap pool, a gym, lounges and co-working spaces.

The hotel will be a 600m walk along the bank of the Yarra River to Melbourne Convention and Exhibition Centre with tram stops at the front door from South Melbourne into the city and beyond.

The new hotel is not to be confused with another property in the Queensbridge building further along Queens Bridge Street – the 188-room Hannah St Hotel, operated by TFE Hotels, which opened in December.
