Marriott’s first Adelaide hotel, the 285-room five-star Adelaide Marriott is due to open mid-year, incorporating the historic Adelaide GPO building. The second Marriott five-star property will be a $200 million, 236-room hotel from The Westin, which includes 14 suites, 700m2 of event and meeting space and an executive club lounge.
The Westin Adelaide will open in late 2026 on a prime North Terrace site close to Adelaide Convention Centre and the riverbank precinct and will occupy 19 floors of the 33-level Adelaide Tower complex.
Meanwhile another luxury hotel, brand currently unknown, will add 175 rooms over 13 levels to the city’s accommodation stock on Halifax Street and will focus on sustainability.
Separately announced late last year is a $12.5 million 70-room boutique luxury hotel to be built in Glenelg, the popular seaside suburb 20 minutes from Adelaide’s CBD, which has established a business events profile through the beachfront Stamford Grand Adelaide.
Having seen a number of new hotels since 2020, including properties from Vibe, TRYP and Sofitel, as well as Treehouse Hotel at the Adelaide Market and the Loft Hotel at Tonsley, the city has ridden a $1.2 billion hotel development wave and enjoyed record occupancy rates.
Last year South Australia’s tourism minister, Zoe Bettison, described the state’s tourism as “in an exceptional position, with hotel bookings over recent months reaching record highs”. She said at the time there were 10,521 rooms across the state available each night. According to Business Events Adelaide, more than 7,000 of those rooms are in the city “with another 1,500 coming online by 2025”.
Since then, not only have new hotels opened, but according to Business Events Adelaide, other city properties under construction are a Wyndham, due to open in 2025 on King William Street with 34 rooms, the Little National Hotel Adelaide on North Terrace, due late 2024 with 140 rooms, and Hyatt Regency on Pirie Street, due to open in 2025 with 285 rooms.
When it opens mid-year the Adelaide Marriott will feature a Presidential Suite, signature restaurants and bars, a swimming pool and a fitness centre, plus a 300m2 ballroom within a total 535m2 of conference and event space.
